IMPROVEMENTS
Description:This 3084ha property is a combination farm of game breeding and Cattle Farming with Irrigation potential as well as Hunting. To Fully understand the layout of the property, I will describe each Portion as follows:

PORTION A:

Description: This Portion is 401.5547 hectares in size. It borders the N1 Highway for almost 2.7 Kilometers.

Water: There is 1 x Borehole that can deliver between 6000-8000 liters per hour. There are 2 earth dams which also serve as watercourses during rainy times. The one dam with good rainfall holds water until next rainy season. The Zebetiela underground water source runs over a section of this farm. People who knows what this means, will know that there is plenty of water.

Developments: This portion has no developments on it;

Development Potential: The potential to set up Gas Station or Truck Shop on the N1 is possible and will depend on the approval of the Surveyor General to subdivide as well as the approval of the Roads Department - Sanral - for development a Petrol Station. The terrain lends itself to a 5 - 10 ha solar farm as the environment is extremely suitable with direct sun rays for a 30 - 40 Mega Watt plant.
Cement slabs were thrown in the middle of this farm for the establishment of a hunter’s camp without an electricity facility to experience the bushveld atmosphere. There are very nice Camel Thorn, Marula and Tambotie Trees in the immediate area.

Camps: The plan is to divided it into 8 camps on a grazing rotation system. The iron posts are in place so the wires can only be pulled through. When finished, 4 camps will drink from the one water trough and the other 4 camps will use the other water drinking trough.
Habitat: Due to the habitat, game like Kudu and bush buck will do exceedingly well on this portion of land. Any outgrowth of other male animals of various species like Buffalo etc. would be ideal as a hunting section. included for breeding or hunting purposes.
Sweet Veld pastures will therefore also work excellently there especially if the rotation camps are re-introduced. Tambotie Trees, Camel Thorn, Marula Trees and many acacia trees for leaf eaters are plenty.

PORTION B:
Description: This Portion is 2428.4509 hectares in size. This farm borders the grave lroad with one corner of the farm (almost an inner farm).

Water: There are 27 x Boreholes that can deliver ±1,000,000 liters per hour combined. There are 2 earth dams which also serve as watercourses during rainy times. The one dam with good rainfall holds water until next rainy season. The Zebetiela underground water source runs over a section of this farm. People who knows what this means, will know that there is plenty of water.

Irrigation: 93.5 ha can be irrigated at any time. Very nice red soil and it is directly next to a beautiful section which is very suitable for planting something like Pecan Nut trees. Up to 500 hectares of irrigation can easily be established and be developed on that area.

There is also a cement reservoir that was used for irrigation of a gravity water feed system in the past.  There is a newly installed 15 ha pivot. The future plan was to put up another 15 ha and then another 30 ha later. Soil is suitable for Lucerne, Silage, Ryegrass, Maize, Soybeans, Citrus etc.

Developments: This portion of land has the most development on it.

The Main House:
The Main house has 4 bedrooms and 3 bathrooms. There is a nice kitchen with lounge and dining room area. Adjoining the house is a Two-Bedroom Apartment with Bathroom, and Office area, Lapa and Swimming Pool as well as 3 Motor Garages. This house areas has a lovely lush and green garden (Excluded: Cycad Collection in gardens as well as all Racing pigeons)
Manager’s House:

The Nile River runs through a section of this property (The Nile river’s water runs underground but with above average rainfall, subsoil aquafer becomes full and the Nile River runs above ground and that's when the system's recharge is too much and then the water subsurface).There is a hole in the river that pumps 60,000 gallons per hour and other strong holes with pumps. 5) SELLING PRICE
The Selling Price is based on several factors pertaining recent farms sales in the area. There are 3 options to consider. Landbank conducted a valuation in September 2019 and their valuation amount was R54,000,000. However, the options are as Follows:
