The stand is ±1 hectares situated in a 9500 hectare Big 5 Nature Reserve.  Mabalingwe Big 5 Nature Reserve is a 9 500 hectare nature reserve and is an unforgettably special holiday destination that forever leaves its imprint on the hearts of those who owns a portion of it.

Mabalingwe is situated just 27km outside Bela Bela on the Thabazimbi road. This is a mere 1H15min drive from Pretoria in tje Limpopo Province of South Africa.

4) OVERVIEW
As the owner, you will also enjoy full traversing rights over the entire Mabalingwe Game Reserve, in the luxury of your own game viewer! This is a Game Lodge within this Nature Reserve and Wildlife Estate is securely located to give your privacy.

5) THE IMPROVEMENTS
This is a luxurious lodge with ample space to entertain yet developed to also have privacy. The main lodge / living / entertainment area consists of a lounge, dining room, kitchen, scullery, office and bar area that leads onto the pool deck. From here you have a beautiful view down the valley onto a dam where the hippo’s bask in the African sun.

The main bedroom and bathroom are huge and includes a sauna.

There are 3 x Self Catering chalets which are well positioned to give privacy.

There is a double automated garage and attached carport for the game viewer (Toyota Landcruiser) which forms part of the deal

Then there is a separate Lapa for those wonderful evenings next to the fire.  

Potential: This Lodge can also generate an income if you let it out for R5000-00 per night.

Levies: The levies are R3850-00 per month and the insurance is R3300-00 per month. This includes, water and security. The municipal rates and taxes are about R700-00 per month


6) GAME FARM DETAIL
Mabalingwe is a lovely Game Reserve and this Lodge compliments the whole experience.

Roads:
The  roads give good access to all sections of the farm where you can drive with your marked game drive vehicle. The farm has many kilometers of roads.

Game Fence:
The whole reserve is fully electrified game fenced accordingly to the requirements of the Dept. Nature Conservation. Game fences are regular patrolled by ground staff.

Water:
The water is supplied by the reserve via a network of reservoirs and pipelines under ground. .

Typographic:
The whole 9 500 hectare farm is a good balance of flat areas and with a remarkable slopes going up the mountain. This Lodge has lovely views as it is built against a slope. An incredible biome and savannah diversity is found on this reserve.  

Impression:
Situated in a malaria free area, this Jewel of luxury Lodge is situated on a Game reserve that is ecologically superb with a rich mix of the typical sweetveld bushveld attractive large rocky outcrops and large trees. The entrance gate is in located on a tarred road alternatively you can reach it on a gravel road as well.

Fauna
Four of the big five are free roaming in the reserve and the lions and other predators are in a separate fenced of area and can be viewed but at a cost. The are also a number of hippos in the larger dams.

Ro
aming freely on the property is mostly all plains game: Impala,  Kudu, Zebra,  Eland, B/W Beest,  R/ H Beest, Giraffe, Steenbuck, Klipspringer, Duiker, Warthog, Bushpig, Rock rabbit, Porcupine, Pangolin, Vervet monkey, Yellow mongoose, Honey badger, Hedgehog, Lesser bush baby, Tree squirrel etc. This farm has exceptional nocturnal life.
Elephant do occure and roams freely over the whole Game Reserve.

7) SELLING PRICE
The seller is also willing to SWOP this lodge for a game/cattle farm of similar value around R8.0 mill.
The current value of this game lodge is based on several factors pertaining to recent lodge sales in the same reserve as well as the size and the luxury of the lodge.
