4) THE IMPROVEMENTS
The Chalet is a 1-bedroom chalet 65m with open plan kitchen and lounge area with a bathroom and toilet. This chalet is surrounded by a lush green garden and there is a swimming pool as well and a large cement reservoir.

There is a large storeroom built with semi-face bricks and a corrugated iron roof totalling 160m

Situated in a malaria free area, this farm is any Game Breeder's dream farm. This is an overall sweetveld farm with some sour veld grazing and a rich mix of different trees and open Savannah landscapes.

The farm roads give access most sections of the farm - no shortages on roads.

Game Fence
This game farm is fully game fenced. The fencing is very new and well done as the bottom section is jackal proof. This game fencing is best suitable for Game Breeding and is accordingly to the requirements of the Dept. Nature Conservation. The outer fence has a 14.5km perimeter and the homestead also has got game fencing with a gate. The property has 14 breeding camps and a fully functional, well designed boma area. A total of 16km of fencing were used in the constructions of the game breeding camps. The sizes of the camps are:

There are 4 fitted boreholes. In total there are 6 boreholes but the other two are not equipped. Due to the surrounding areas, we assume the water is fair and in an abundance as the Seller never tested his boreholes and never got problems with water. The property has 1 x 3 hectare seasonal earth dam as well as 1 x 0.16 ha smaller earth dam on the property.

This game farm has a 99% flat surface topography, yet well-balanced between plains and denser bush areas with large trees areas. The soil appears to be sandy loam in some areas and Cotton Soil (black “Turf” soil) on a small corner area.

POTENTIAL
This private game farm is best utilized for agricultural purposes, but in the game farming sector. Direct neighbours do utilize their properties for irrigation under pivot as well. Irrigation is thus a viable option should water rights be obtained and should boreholes be tested to determine it viable to go that route.
