Description

Size: 403ha Area: Dullstroom area near the Steenkampsberg Plateau at an altitude of 2200m above sea level of the Mpumalanga Province of South Africa. Undeniably the most famous of all the Highlands Meander Towns, Dullstroom is a tourist mecca that attracts hundreds of thousands of visitors every year and is commonly referred to as ‘Scotland’s Only Outpost in Africa’. Around two hours’ drive from both Gauteng and Nelspruit, Dullstroom makes up the perfect long weekend retreat for people wanting to escape either the Lowveld heat or the noise and pollution of Gauteng. Description: This 403ha property is a combination farm of Cattle and Trout Farming with a Cherry Orchard. This farm is perfect intimate Lifestyle Farm. Developments: The Homestead: This Homestead is built in a typical Scottish House style. This 3 bedroom house is built from natural stone from the farm and is quaintly nestled & overlooking the 4 dams. This scenery makes for picturesque sunsets on the veranda. The BBQ room is the favorite spot overlooking the dams. Crystal clear spring water is supplied to the house directly from the source. Additional Developments: There are 2 sheds on the yard. The smaller one is used for tools & equipment and the larger store houses the tractors and implements; cooling facilities (chilling room) & seasonal worker quarters. The house & sheds are fitted with an alarm system as well as CCTV Cameras with Eskom Power. Water to the house is provided by a natural spring. The Seller is from Gauteng and as a precaution he installed burglar bars in front of all windows, trellidoors on the porch and a full alarm system which is linked to an sms system. Cattle Farming: This Farm is divided into 29 subdivisions/camps. The camp sizes vary between 10 ha -15 ha. More sensitive areas (Hills; slopes & wetlands) are fenced off with minimal grazing & critical management. The 404-ha cattle farm is divided into 4 cells, each with a purposely built cement dam & concentrate feeders in the cell centres. The 4 cells were demarcated by different ecosystems. (Note: The owner is an expert is grazing management. He managed the native pastures to produce productive grazing for decades to come while he also manages his livestock numbers on the property. This ensures that he is able to make a living for his family. The owner balanced both livestock and pastures so that they could carry a fire. His outlook is simple and effective: Fire is a cheap and a useful tool if managed-a prescribed burn; it is destructive and dangerous in careless hands-a wildfire. Fire is not selective. Grazing animals select between plant species, preferring green leaves & more palatable grass species; fire consumes everything over a very short time. High density grazing will allow the cattle to trample the dead grass bed & allow natural seeding while being manured via dung). 180-200 cows are rotated on average 3 to 4 days/camp allowing ample resting before being grazed again. This increases the carrying capacity of normal 4 ha /LSU to 2 ha/LSU thus doubling the carrying capacity. There is a total of approximately 50 Km of erected fences on the farm with a well-developed 17 km road system enabling you to reach every corner of the farm. Cattle handling facilities include a crush that can handle 25 head of cattle at a time as well as a drug store & cattle loading dock with handling facilities & weaner kraals. Cherry Orchard: The location of this cherry orchard was decided after an intensive 3-year research project considering annual chilling portions, wind, slope facing, soil and water quality. The first block was established in 2005 but replanted in 2006. Cherry trees take 4 years to come into production and were initially housed under hail protecting nets during the first 4 years where the trees are shaped & pruned. Irrigation & fertilizing is done via micros. There are currently a total 7 hectares of cherry trees and there are 950 trees per hectare. Six hectares of trees are in full production and yield is critically dependent on management and especially environmental factors like cold spells, frost during budding and flowering. The following low chill varieties are propagated on dwarf rootstock in different blocks - Royal Dawn & Early sweet; Cashmere; Lapins; Stella; Sweetheart and new plantings of Santina. The different varieties give a continual yield over the 6-week harvesting period, which eases logistical and management requirements as well as constant market supply. The location of this Farm enables the harvest to come into production very early in the season and thus fill Water: The high median rainfall of 850 mm/year permits a vast array of wildflower species to grow naturally in the grasslands and wetlands of this unique ecosystem. At least 20 persistent natural springs originate from this farm’s slopes & wetlands meandering into numerous creeks and streams. The Property has 4 dams. These dams and some of the natural streams in the area are well stocked with Rainbow & Brown Trout, as well as Bass. Fences: The farm’s boundary fence is cattle fenced. Some inner Cattle Camps have Bonnox Fencing. Endangered bird species: The Crowned Crane, the Blue Crane, and the Wattled Crane (the latter being critically endangered). Natural Wildlife: Rock Dassies, Bushpig, Grey Duiker, Klipspringer, Steenbok, Grey & Mountain Reedbuck as well as red data Oribi roam naturally on the farm, which is in close proximity of a registered wetlands site. Impression: Man was created in nature, for nature. This property is a gem, a peace of wilderness that is essential and vital to mankind’s sanity and mental survival. I can’t imagine a better place to rewind and recharge than this portion of land where nature crawls deep in your soul.
